Epoxy Floor Coating FAQ

Question 1

How much does epoxy floor coating cost in Port Saint Lucie, FL?

Accepted Answer

In Port Saint Lucie and across the Treasure Coast, professional epoxy floor coating typically runs $5–$9 per square foot installed. A standard two-car garage (400–500 sq ft) usually falls between $2,000 and $4,500 depending on the coating system, concrete condition, and any needed repairs. Decorative flake systems run $6–$10/sq ft; metallic and marble look epoxy run $9–$15+/sq ft. Alpha Floor Coatings provides free, no-obligation on-site estimates — call or text 561-729-9442.

Question 2

How much does polyaspartic floor coating cost?

Accepted Answer

Polyaspartic floor coatings typically cost $7–$12 per square foot installed on the Treasure Coast. They cost slightly more than standard epoxy because of faster cure times, superior UV stability, and longer-lasting performance. For a two-car garage, expect $3,000–$5,500. The investment pays off in durability — polyaspartic systems resist hot tire pickup, UV yellowing, and chemical stains far better than DIY big-box kits.

Question 3

Do you offer free estimates?

Accepted Answer

Yes. Alpha Floor Coatings provides free, no-obligation on-site estimates throughout the Treasure Coast, West Palm Beach, Palm Beach County, and Broward County, FL. We measure your space, assess the concrete condition, and give you a written quote before any work begins. Call or text 561-729-9442 or submit a quote request online.

Question 4

How long does epoxy floor coating take to install?

Accepted Answer

A standard residential garage epoxy installation takes one to two days. Day one covers surface preparation — diamond grinding, crack repair, and cleaning. Day two covers primer, base coat, decorative flake or metallic layer, and topcoat. Full cure for foot traffic is typically 24 hours; vehicle traffic is safe after 72 hours. Polyaspartic systems can be completed in a single day and are vehicle-ready in as little as 24 hours.

Question 5

How do you prepare concrete before coating?

Accepted Answer

Proper surface preparation is the most critical step. Alpha Floor Coatings uses diamond grinding — not acid washing — to open the concrete pores and create a mechanical bond. We test for moisture, repair cracks and spalling, and degrease any oil contamination. Skipping or rushing prep is the number one reason DIY and budget coatings fail. Our prep process is the same whether we're coating a residential garage in Stuart or a commercial warehouse in West Palm Beach.

Question 6

Can epoxy be installed over existing coatings or painted concrete?

Accepted Answer

It depends on the condition and adhesion of the existing coating. We test adhesion on-site. If the existing coating is peeling, flaking, or poorly bonded, it must be removed entirely before we can apply a new system. In many cases, diamond grinding removes the old coating and preps the surface in one step. We'll assess this during your free estimate.

Question 7

Do I need to move everything out of my garage?

Accepted Answer

Yes — the garage needs to be completely clear before we arrive. This includes vehicles, storage items, shelving, and anything stored on the floor. We coat the entire floor surface, so there can be no obstructions. We recommend planning for your vehicle to be parked elsewhere for 24–72 hours after installation.

Question 8

How long does epoxy floor coating last?

Accepted Answer

A professionally installed epoxy floor coating lasts 10–20 years with proper maintenance. Polyaspartic systems can last even longer due to superior UV and abrasion resistance. The biggest factors are surface preparation quality, the coating system used, and how the floor is maintained. DIY big-box kits typically fail within 1–3 years because they use thin, water-based formulas and skip proper prep.

Question 9

Will epoxy hold up to Florida heat and humidity?

Accepted Answer

Yes — when installed correctly. Florida's heat and humidity require moisture testing before installation and a UV-stable topcoat to prevent yellowing. Alpha Floor Coatings uses 100% solids epoxy systems with polyaspartic or polyurea topcoats that are UV-stable and rated for South Florida's climate. We've completed 500+ projects across the Treasure Coast and South Florida without the peeling and yellowing common with inferior systems.

Question 10

How do I clean and maintain an epoxy floor?

Accepted Answer

Epoxy floors are very easy to maintain. Sweep or dust mop regularly to remove grit that can scratch the surface. Mop with a pH-neutral cleaner and warm water as needed. Avoid harsh acids or bleach-based cleaners. Clean up oil, chemical spills, and standing water promptly. With basic care, your floor will maintain its gloss and color for years.

Question 11

Is epoxy slippery when wet?

Accepted Answer

Standard high-gloss epoxy can be slippery when wet. Alpha Floor Coatings adds a slip-resistant aggregate to the topcoat on all garage, commercial, and outdoor applications. Decorative flake systems also provide natural texture that improves traction. We can adjust the level of texture based on your preference and the intended use of the space.

Question 12

What is the difference between epoxy and polyaspartic floor coating?

Accepted Answer

Epoxy is a two-part resin system that creates a hard, durable, high-gloss surface. It's the most common garage floor coating and offers excellent adhesion and chemical resistance. Polyaspartic is a newer, faster-curing system that is UV-stable (won't yellow in sunlight), more flexible, and can be installed and cured in a single day. Polyaspartic is ideal for Florida garages with direct sun exposure. Alpha Floor Coatings installs both systems and will recommend the best option for your project.

Question 13

What is decorative flake epoxy?

Accepted Answer

Decorative flake epoxy — also called chip or broadcast epoxy — involves broadcasting colored vinyl flakes into a wet epoxy base coat, then sealing with a clear topcoat. The result is a textured, slip-resistant surface that hides dirt and imperfections well. It's one of the most popular garage floor systems because it's durable, attractive, and available in dozens of color blends. Alpha Floor Coatings offers full broadcast (100% coverage) and partial broadcast systems.

Question 14

What is metallic epoxy floor coating?

Accepted Answer

Metallic epoxy uses metallic pigments suspended in a clear epoxy base to create a swirling, three-dimensional effect that looks like liquid metal or polished stone. Each floor is unique — no two metallic epoxy floors look exactly alike. It's a premium finish popular for luxury garages, showrooms, and high-end residential spaces. Alpha Floor Coatings hand-applies metallic epoxy to achieve custom depth and movement in the finish.

Question 15

What is marble look epoxy?

Accepted Answer

Marble look epoxy replicates the appearance of natural marble or stone using layered epoxy pigments and veining techniques. It creates a seamless, polished surface without the cost or maintenance of real stone. It's popular for living spaces, offices, playrooms, and commercial lobbies. Alpha Floor Coatings installs marble look epoxy systems across the Treasure Coast and South Florida.
